Monthly rates

These rates are for new tenants. Existing tenants keep their current rate until move-out. Prepay 12 months for 5% off; month to month has no discount.

Step by step

How renting works

  1. Inquire

    Send an inquiry from this site for an open space, or join the wait list.

  2. Sign the agreement

    Sign the rental agreement online.

  3. Pay the first month

    Interac e-Transfer
    Rent only. No fee.
    • This is the default way to pay.
    • Send the rent only. No fee is added.

    Credit card
    Rent plus a separate Card processing fee.
    • This website does not take credit cards and has no card checkout.
    • The card path is a QuickBooks invoice Pay Now link, once QuickBooks Payments is enabled.
    • The invoice is regular rent plus a separate disclosed Card processing fee that covers Intuit’s fee (2.9% + $0.25 CAD).
    • The fee is shown on the invoice before you pay.

    JD Properties never absorbs processor fees. The fee is always passed to the customer on top of regular rent. The same rule applies if another processor is used later.

  4. Get gate access and move in

    After the agreement is signed and payment is verified, you receive gate access and move-in details. Bring your own lock for the bay door.

Billing

  • Choose a payment option when you rent: 12 months prepaid at 5% off the monthly rent, or month to month with no discount.
  • 12 months prepaid: 12 full months at 5% off, ending on the last day of a month. If you move in mid-month, the first partial month is prorated at the same 5% discount.
  • Month to month: the first partial month is prorated. After that, a full calendar month is due on the 1st, in advance.
  • Give 15 days’ written notice to vacate. Email is fine.
  • There is no refund or credit for leaving early after a full month is paid.
  • Rent may increase with 30 days’ written notice.
